JOB DESCRIPTION: Property Manager
Reuse Arts District—Durham, NC
Title: Property Manager
Work Week: 15 – 20 hours per week
Reports to: Executive Director
Work with staff and board to fulfill Reuse Arts District (RAD) mission by taking lead role in assuring that RAD’s property management and operations provide high quality, safe stewardship of the buildings and land embodying the mission of the district and creative reuse. Property manager additionally assures operations are run in a fiscally responsible and sustainable manner.
Primary Duties and Responsibilities
Ensure that all leases and lease information is current and up-to-date
Respond to tenant inquiries
Manage the invoicing process for collection of monthly rents
Oversee and manage procedures including manuals, invoicing, data entry, reporting, and documentation
Manage disbursement process with lender and provide budgetary oversight related to property
Document property management activities
Keep up-to-date records of tenants and trades, and scope of work
Work with RAD team to create strategic plan and work to implement the plan
Work with facility staff and other team members to manage property, planning, and goals
Support the culture of the Reuse Arts District
Act as an ambassador for RAD in the field
Work with trades and Facility Supervisor to maintain property
Responsible for oversight and maintenance of landscaping, asphalt
Other Duties and Shared Responsibilities:
Assist with volunteers
Working in potentially harmfully hot and cold climates.
Standing and walking for extended periods of times
Operating a motor safely in a variety of situations- for example backing into tight spaces, up ramps backwards, etc.
Qualifications: Property management experience 2-5 years; Building/trades/construction/leasing/experience preferred. Commercial real Estate license is helpful.
